GENERAL STATEMENT OF DUTIES AND RESPONSIBILITIES:

Primary duties include: Supervision of janitorial employees and coordination of routine and project janitorial services as well as oversight and assistance with: event setup and breakdown; waste and recycling collection; moving/delivery of furniture, supplies and equipment; seasonal snow removal and de-icing; locking and unlocking building doors.  Also responsible for providing effective coaching/counseling to staff; reviewing and reporting performance of staff; filling in for Maintainer Is and II as needed; and other duties as assigned by the Director of Facilities.

 

Secondary duties may include: seasonal landscape maintenance; minor building maintenance; support in central services; minor pest control maintenance; and coverage for Maintainer I and II duties.

 DETAILED STATEMENT OF DUTIES AND RESPONSIBILITIES

Primary duties (duties performed during normal shift or when called in during off hours, weekends and holidays): 

  1. Supervision of janitorial services:  Act as a working supervisor; perform administrative tasks assigned;
  2. Interview Maintainer I and II applicants and provide recommendations for hire;
  3. Provide initial, on-the-job, and continuous operational training to all subordinate staff; provide daily coaching
  4. Confer with management staff to review work projects, resolve problems, and exchange information
  5. Develop and carryout routine and project work schedules;
  6. Perform inspections of each building; formally inspect each building weekly;
  7. Responsible for proper custody and control of all issued building keys during shift;
  8. Oversee assigned snow removal and de-icing operations;
  9. Oversee supply, materials and equipment inventory, ordering and control;
  10. Oversee janitorial equipment repair and maintenance;
  11. Ensure all safety and health precautions are being observed; respond to campus emergencies during normal and off-shift hours;  

Secondary Duties (as necessary)         

  1. Routine cleaning and disinfecting of restrooms, locker rooms and showers. Re-stocking dispensers.
  2. Routine setup, cleaning and dusting of classrooms, lecture halls, and laboratories.
  3. Routine cleaning and dusting of cafeteria areas.
  4. Routine cleaning and dusting of conference rooms, offices, work rooms, lounges, kitchenettes, elevators, lobbies corridors, theatre, computer center and stairwells.
  5. Removal of trash and recycling from all campus areas. Installing new liners when soiled or damaged.
  6. Removal of litter around buildings, cleaning up spills in a timely manner; removal of carpet spots; and removal of graffiti.
  7. Routine cleaning of internal and external glass and mirrors
  8. Routine cleaning and maintenance of entry mats.
  9. Project work includes: deep cleaning of restrooms, locker rooms and showers; striping, waxing and burnishing of tile floors; carpet extraction and shampooing; exterior window cleaning; washing walls; cleaning blinds; high dusting; scrubbing of floors; kitchen cleaning.
  10. Assist Facilities Staff with event setup and breakdown
  11. Provide snow removal in assigned areas using assigned equipment.  Apply de-icing materials as necessary
  12. Follow proper safety measures.
  13. Clean up bodily fluids.
  14. Carry and control assigned building keys.
  15. Mowing and trimming of campus lawns. This may include the operation of grounds equipment.
  16. Weeding of landscaped beds and installation of seasonal plantings.
  17. Raking of leaves and removal of debris.
  18. Minor building maintenance such as: door hardware, painting, stabilizing a building system in an emergency, minor repair of furniture, lamp replacement, dispenser installation and repair, HVAC filter replacement.
  19. Assist skilled tradespeople and other facilities staff engaged in maintenance, repair or construction work.
  20. Provide support in Central Services: assist with shipping and receiving; assist in copy center; assist in mail room;  assist in moving furniture; transport inventory, supplies, and equipment to campus and satellite facilities.
  21. Assist with integrated pest control program.
  22. Provide on-the-job training to Maintainer Is in cleaning procedures, equipment operations, and equipment use.
  23. Create janitorial work schedules and project schedules.
  24. Coverage of Maintainer I & II responsibilities, as necessary
  25. Other duties as assigned by Director of Facilities.       

 

QUALIFICATIONS REQUIRED AT HIRE (List knowledges, skills and abilities)

  1. Ability to follow oral and written instructions.
  2. Ability to work in a team environment and communicate with other employees, faculty, and students.
  3. Ability to adopt and meet department standards for customer service and customer expectations.
  4. Ability to understand and apply procedures in cleaning materials manuals and in MSDS.
  5. Physical stamina and endurance.
  6. Ability to stand and walk for prolonged periods of time.
  7. Ability to climb ladders and stairs.
  8. Ability to lift moderate weight (50 pounds independently, 100 pounds with assistance), pull and push moderate weight equipment, perform work in difficult positions.
  9. Ability to work in areas exposed to dust, dirt, chemicals, and machine noise.
  10. Ability to shovel snow and distribute de-icing agents
  11. Ability read, write, and comprehend the English language.
  12. Ability to supervise including: giving oral and written instructions in a precise, understandable manner;  motivating and leading subordinates to work effectively; building team spirit; modeling department standards for customer service and expectations; and controlling work through periodic reviews and/or evaluations.

 

QUALIFICATIONS ACQUIRED ON THE JOB (list knowledges, skills and abilities)

  1. Knowledge of the types and skill to proficiently operate all janitorial equipment.
  2. Knowledge of the types and skill in the use of hand tools and grounds equipment.
  3. Knowledge of the types and skill in the operation of mail room equipment, copy center equipment and asset inventory equipment.
  4. Knowledge and skill to assist with an integrated pest management program.
  5. Knowledge and skill to assist tradespersons with building construction and maintenance.
  6. Knowledge and skill to send/receive emails and use computer software such as word processing and spreadsheets.
  7. Ability to inventory supplies and submit supply orders

 

MINIMUM ENTRANCE REQUIREMENTS

  1. High school diploma or equivalent
  2. At least two years full-time, or equivalent part-time, experience in institutional janitorial services of which at least 1 year must have been in a supervisory capacity.
  3. Advanced knowledge of cleaning chemicals, cleaning methods and the operations and use of routine and project janitorial equipment.
  4. Previous experience in commercial green cleaning procedures, commercial cleaning equipment and minor building maintenance.

Valid driver’s license
